Antonio Edwards On How He Flipped 25+ Homes In His First 6 Months In Real Estate

If you haven’t heard of Antonio Edwards, it’s because he’s not your average real estate wholesaling guru. In fact, Antonio, who is also known as the ‘Wholesale Hitman’, doesn’t see himself as a guru.

He’s just a young man like myself that took a chance with an opportunity and it’s paid off very well for him. Not just in money like many may think but in time.

Antonio Edwards and Dolmar CrossI know this guy personally and I must say he has a system in place for his real estate business that is like non I’ve ever seen. He has everything outsourced to virtual assistants who live half-way across the world.

Having a fully functioning business without him having to be there allows him to do things like:

  • work on creating new streams of income

  • and most importantly, he can wake up whenever he wants to because he doesn’t have to answer to anyone.

How To Make Money In Real Estate Without Any Cash Or Credit… Yea It’s Real!

Not many people realize that real estate (mainly houses) can be successfully bought and sold without using your own cash or credit and a handsome profit can be made out of the deal as well!

As hard as it is to believe, it’s really true. In this article, “How to Make Money Wholesaling Houses without Cash or Credit”, I will explain how this can be done.

It All Starts With A Piece Of Paper…

First, all real estate transactions begin with a contract. It doesn’t matter if it’s a $100 million dollar hotel, a $10 million dollar apartment complex or even a small mobile home, a contract is mandatory.

Now, in order to make money via wholesaling houses without any cash or credit, you need to be able to control the property with a contract for at least 30 to 60 days. You certainly don’t need any cash of your own, other than a small amount for marketing to attract motivated sellers.

As an example, assume a house is worth $100,000 in excellent condition. Depending on the part of the country you are located in, this could either mean a decent dwelling or a rather simple one, especially if you happen to be in New York or California where real estate prices are known to be particularly steep. Nonetheless, let us take the base price as $100,000.

When the house is in excellent condition, this is called the ARV or After Repair Value. In this example using the $100,000 ARV, let us assume that the seller agrees to sell the property for $30,000, for whatever reason. Now, this is where “The Flip Man” comes into the picture willing to buy the property for $30,000. This lead will normally come from my marketing such as bandit signs. Generally, I deal mostly with owners directly and not with realtors, the main reason being that the owner is the decision maker and I don’t need an additional middle man. Of course, this is only a matter of preference and certainly not a must.

Now, I will start marketing the property in order to wholesale it to an investor. There are two schools of thought – either you build a buyer’s list first, from which you find a suitable buyer/investor, or you let the deal create your buyer’s list which I did and train my students to do the same.

Therefore, I start marketing the property at $45,000 and I may have 10 investors to call about buying the property. Even though I can only sell the property to one investor, I will build a buyer’s list from the other 9 investors that called.

Finally, the deal is settled at $38,000.

Let’s close – now I have a contract with the seller for $30,000 and the buyer for $38,000. From there, I will submit both contracts to the title company or the closing attorney, whichever is being used.

Now, most deals have a closing time frame of 30 days with the seller and I will give my buyer only 10 days to close…most serious buyers in fact take only three days, which is why you only want to deal with serious buyers.

OK, the deal is set and you have everything in place with the closing attorney, the seller, and the buyer, all meeting together at the closing table. In most cases that would be the first time they have met so I have to make sure everything goes smoothly.

Once the deal is completed, the closing attorney cuts the seller a check for $30,000 and “The Flip Man” a check for $8,000 which is the difference between the two contracts.

So the check that I received is an assignment fee of $8,000 where I basically assigned my $30,000 contract over to the buyer for $8,000. When I started marketed the property, I actually did it at $45,000 and eventually sold it at $38,000. So, I made $8,000 on the deal.

This is an actual, NO MONEY DOWN deal. This is how you make money, wholesaling houses without any cash or credit – the buyer provided all the funds to close the deal. All you need is the knowledge of how to set that up and how to close the deal…that’s it!

Flipping Houses Using Craigslist…. From Someone Who Does It!!

If you are new or just getting started in the wholesale real estate business, you probably want to get down to nitty gritty. I respect that so lets get started.

If you don’t already know, Craigslist is one of the most visited websites online today.

It gets billions of hits and it is one of the top searched sites for every major city in the US. Not only is this site free, it’s great to boost web traffic and get in front of a targeted audience.

As a wholesaler, Craigslist should be on top of your must do list everyday.

Although it may seem as easy as placing an ad on the site and calling it a day, its not as easy.

As any marketing campaign you implement, there should be a schedule and an order of doing things. Here are my tips that will help you when posting Craigslist ads for your real estate wholesale deals.

  1. Repetition - Make sure you put up 20 ads or so a week. Craigslist lists the ads based on the date they were posted so the later the day goes, the farther down on the page your ad will show. Make sure you post ads in the morning and in the afternoon. Friday and Saturdays are the best for some odd reason.
  2. Headline - Your headline is high end real estate. When an investor or potential buyer goes onto Craigslist and looks up property in the “real estate” tab, they might use keywords in the search bar to narrow down the number of ads. By placing the words wholesale and investment on the headline, you will draw more attention from the search tools.
  3. Un-Spam it Yourself- Never have a link back to your email, or an anonymous link. Just put a phone number along with a link to your website. When posting ads for wholesale real estate I get a lot of lame marketing attempts of no-name websites trying to get me to post my deal on their site. By limiting the ways people get a hold of you, you control the flow and filter the spammers.
  4. SEO - Put your websites name inside the city box next to the headline. If someone does a search for wholesale deals in their city and up comes 30 different ads, yet 10 of those say your website, you will get people going to the site just to check it out. Its very important that you make yourself stand out, even this little bit helps go a long way.
  5. Picture This - Having a picture whose root file name is cash buyers or wholesale deals, will help you in many ways. First of all, nobody wants to see an ad for a wholesale deal with out a picture. Its one less thing they can filter out. Also if you name your picture wholesale deals or cash buyers, when someone Google’s images for wholesale deals or cash buyers in your city, your image will come up in the top search. That’s a quick ninja tip.

There you have it. Those were five basic tips and things to know when posting wholesale deals on Craigslist. I know about other sites like Backpage and Kijiji, but who cares for now.

Start with the sites that matter and work our way over when you begin branding yourself more.
