My Top 5 Sites For Skip Tracing In My Real Estate Business

If your in real estate, then skip tracing is a part of the business you should be familiar to. If your clueless to what skip tracing is, then I suggest you head over to “what is skip tracing” to get the skinny on exactly what it is. Yea I broke it down for you.

Here I’m going to give you the sites I and my assistant use in my real estate business everyday to get the deal done. and I’m saving the best for last…

5. 411

I think every and their mom uses this site. It’s popular do the fact that it’s very user friendly and plus the name alone is now a house hold name like 9-1-1 for emergencies. I use them as a last resort when I can’t find what I need on the one’s I’ll tell you about later. This site also has reverse number look up so you can see who the heck is calling you about “selling their home” at 4 in the morning.

4. Whitepages

Just like the last one, Whitepages.com is pretty popular. If you type in find people, this site comes us. If you ask me, they were made by the same designers because of their similarities but if I’m not mistaken, I’ve found information on one that wasn’t on the other. My suggestion is to use them both. When one fails, try the other.

3. Pipl

That’s people just spelled amazingly wrong. Great site though. Pretty straight forward and easy to use. What I like about it is when you search, it has check boxes on the side so that you can pin point the city of the person or PiPl your looking for. One great feature is it searches social media for names to. The 2 above don’t have this feature.

As you know social media is powerful so it’s great to find people from another angle. I’ve actually sent buyers or sellers messages on Facebook. It’s a great way to cross off the wrong names.

2. Corporation Wiki

This site is the best site ever for finding who is the name behind a business. Say for instance, Buy This, LLC would have an owner. You plug that name in the search bar and 10 times out of 10, the first result is the business your looking for. Once you go inside, it will tell every name of every single person involved with that company. That is all though. Get the names and head over to one of the sites above or, like I do, head to the mother of all skip tracing sites.

and now for the best ever…

1. Spokeo

I was at an investor meeting one time and an old school investor with shiny gray hair and a bushy mustache stood up and gave out this name. Didn’t think he was turning me on to the single greatest public site for information known to man. I also love their slogan. Not your grandma’s white pages. That’s wild.

This site has Google maps integrated so you can click where your prospects live. After that, it will show you their Facebook profile, their family history, who stays in the house with them with links to their info, current address, a picture of their house, phone numbers, email addresses, what the neighborhood is like and how much money they make per year.

Now why is all this info necessary? Heck I dont know but I do know one thing. You can never have too much information on someone who your about to buy a home from or do a deal with. Just the phone number, email & facebook page is enough but suppose your going to see some sellers after giving them a call. It would be nice to know what their house looks like.

Truth is, Spokeo pull all the information from the first 4 and squeezes it into one site. Kinda like what Freedom$oft will do for your real estate investing business. I’ve actually went to those sites after leaving spokeo and it was the same info but less. I’ve since pretty much stopped using them but their still there.

Only thing that sucks about Spokeo is it’s not completely free. Of course you can search and find people but to get all the info you need, it will cost you less than cup of coffee from Starbucks… per month.. That’s it!

If your not using spokeo, you losing time which is more valuable than money, but that’s my opinion.

In conclusion

All these are great ways to get info but if there’s a way to get all the info I need in one place, I’m headed that way with my laptop and a cell phone.
